Renovations and extensions.

A renovation is the one time wiring is cheap to change, because the walls are open. Kayden does the rough-in before the linings go on, then the fit-off once they're painted, and works to the builder's program so nobody's waiting on the sparky.

In short

Renovation electrical work is the rough-in before the walls are lined and the fit-off after they're painted, plus any switchboard changes the new circuits need. We wire renovations and extensions across Dungog, Gresford and the Hunter, working to the builder's program.

He'll also tell you what the renovation means for the rest of the house. Adding a bathroom, a kitchen and air conditioning to a 1970s board usually means the board needs upgrading too, and it's better to know that at quote stage.

What the job involves

  • Design and layout of points, lights and switches with you and the builder
  • Rough-in: cabling, boxes and circuits before the walls close
  • Fit-off: outlets, switches, lights, fans, smoke alarms
  • Switchboard changes to carry the new circuits
  • Coordination with plumber, builder and any air conditioning installer

When you need it

  • A renovation, extension or granny flat on the way
  • A bathroom or kitchen being moved
  • A builder asking you to nominate an electrician

What changes the price

  • The size of the job and the number of points
  • Switchboard upgrade if needed
  • The fittings specified
  • How much of the house is involved beyond the new section

What NSW requires

  • New work must meet the current standard regardless of the age of the house
  • Hardwired interconnected smoke alarms are required
  • A Certificate of Compliance is lodged at completion and the builder usually needs a copy for the occupation certificate

What Kayden needs from you to quote

  • Plans, even rough ones, and the builder's contact
  • A photo of the existing switchboard
  • When the walls are due to go on

Questions about renovations and extensions

When should I book an electrician for a renovation?

Early, before the walls are lined. Rough-in happens after framing and before plaster, so Kayden needs to be in the builder's program from the start.

Will my renovation need a switchboard upgrade?

Often, in older houses. A new kitchen, bathroom or air conditioning adds circuits an old board can't take. Kayden checks the board at quote stage so it isn't a surprise.

Do I get a certificate for the electrical work?

Yes. A Certificate of Compliance for Electrical Work is lodged at completion and you get a copy. Your builder usually needs one too.
